Current Market Conditions and Rates

Inventory is slowly creeping into the positive direction as seen in the graph above. As the market
slows, the homes are accumulating more active days, giving buyers more negotiating power.
Overall sales in 2022 are down 26% over 2021. The rising interest rates had a big influence on
this. Today 30-year fixed average interest rate is about 6.60% which is a big jump from 2020
2.75%. Jumbo loan rates are coming in around 5.7% which are common on the OBX with our
home prices.

As we navigate through a post-covid world, relocation is still a major trend. With the rising
crime in cities and some offices remaining to allow remote work, I find that more than 50% of
my clients are moving to the OBX permanently. An off-season may be a thing of the past for
our little peninsula. We have a Marshall’s, Target, and Wawa on the way and those big box
stores wouldn’t come down here if there wasn’t a sustainable future demand.
